Expert Heating Maintenance

During your Maintenance & Safety Inspection, your technician will review all safety-related findings and identify any maintenance needed to keep your system running efficiently, comfortably, and reliably for the long term.
We perform a 36-point inspection of your heating system, which takes about an hour to complete and includes, but is not limited to:
- Inspect air filtration system
- Run test to verify proper sequence of operation
- Check for safe combustion
- Flame rollout / hard ignition / back pressure
- Carbon Monoxide
- Gas pressure(s)
- Temperature rise – ensure within manufacturer specifications
- Test for gas leaks
- Clean the flame sensor
- Inspect the heat exchanger for corrosion, cracks, pinholes, deformities or carbon/soot.
- Inspect gas valve for corrosion, restriction of gas flow, and abnormal noise
- Inspect vent connectors for integrity, pitch, obstructions and leaks
- Inspect furnace controls and safety devices for integrity & proper operation
- Flush drain (90%+ efficient units only)
- Inspect electrical connections, wiring harness & disconnect (as applicable)
- Measure and document electrical parameters, such as
- Incoming voltage
- Amp draw of blower motor
- Amp draw of inducer motor
- Amp draw of Compressor (heat pump only)
- Amp draw of Electric backup heater (heat pump only)
- Investigate any improper resistance that may be found in the electrical circuit.
- Inspect capacitor(s) for integrity, corrosion and capacitance
- Inspect readily accessible ducts for integrity, cleanliness, and/or obvious air leaks
- Inspect blower for proper / adequate air flow.
- Includes Inspection of wheel, motor (& lubricate as needed)
- Check for cleanliness of indoor coil and secondary heat exchanger
- Check for cleanliness of the outdoor coil (heat pumps only)
- Vacuum loose debris from the blower and burner compartments
- Wipe clean the reachable areas of the unit cabinet
- Replace filter if/when provided by the customer while on-site at the time of inspection
- Check and calibrate thermostat as required
- Inspect the entire furnace/boiler for loose or worn parts and abnormal vibrations
- Test and adjust the unit for peak operating efficiency
- Check defrost cycle and reversing valve operation (heat pumps only)
- Check the crankcase heater for proper maintenance (heat pumps only)
- Check refrigerant level (heat pumps only)
- Check emergency heat systems for proper operation (heat pumps only)
